    Upper floors with no lift is where the loading time stretches. Adding a helper turns the job into a 2-man run. The extra pair of hands speeds things up and protects heavy items on stairs. Flag the floor count and access in the booking notes so the driver allocates the right time. If any furniture needs taking apart, say so on the booking form. The driver brings tools and plans for it.

    A 3-bed terraced house, a 4-bed semi or a detached family home is typically beyond a single-van man and van. The volume of furniture, the number of boxes and the time needed for loading make a removals booking the better fit. A dedicated 2-man or 3-man team, often with multiple vans, works through the house in a coordinated pass.

    Use the house removals form to share the property details and one of the removalists will come back with a quote. The team works in half-day or full-day blocks. Half-days run up to 4 hours, full days up to 8. If the job overruns, the extra time is billed at £90/hr for a 2-man team or £120/hr for a 3-man team. The crew handles beds, wardrobes and dining tables without you needing to flag each one separately.

    End-of-tenancy timing is rarely flexible. The tenancy ends on a fixed date. The deposit depends on a clean handover. And the new place often isn't ready until later the same day. A multi-stop booking covers the whole run: pick up from the old address, drop the main load at the new place or a storage unit, go back for the final load if there is one.

    Same-day slots come up regularly outside peak weekends. The end and start of each month are the busiest stretches. Book a week or two out and you'll have more driver choices and usually a better rate. Any restricted access at the new address, note it in the booking. Permit zones, loading bay windows, pedestrianised streets. The driver sorts it once they know.

    How much does a house or flat move cost?

    Van rates are £40/hr for a medium, £40/hr for a large and £40/hr for a Luton. Final price depends on route time and how long loading takes. For a 3-bed house or larger, use the house removals form and the removals team will quote you directly.

    What van size do I need?

    A 1-bed usually needs a large Transit van. A 2 or 3 bed is typically a Luton. The booking system shows all three sizes and prices side by side.

    Can you move a flat on an upper floor with no lift?

    Yes. Add a helper for stair-only upper floors. Two pairs of hands makes a real difference. Bigger houses with multiple flights of stairs are usually better suited to a removals booking. The crew arrives already sized to the job.

    Can you dismantle and reassemble furniture on moving day?

    Yes. Put a note in the booking form if you require this. The driver brings tools and plans the time around it. Beds, wardrobes, dining tables and most flat-pack pieces are all fine.

    What's included in every booking?

    Your chosen van and driver, blankets, straps and securing gear, and light packing or wrapping help within your booked time. Helpers, professional packing and packing materials are add-ons. Request them in advance. They aren't carried as standard.

    What if the move takes longer than I estimated?

    It bills at the same hourly rate. If you booked 90 minutes and it takes 2 hours, the extra 30 minutes goes on the invoice at the same rate. No premium charges.

    Can I drop items at storage on the same day as the move?

    Yes. Set the storage facility as one of the addresses on your booking. The driver works through the stops in order. Storage drop on the way to the new place, or on the way back, either works.

    How does payment work?

    20%deposit to secure the booking when you confirm. The remaining balance is settled on the day.

What varies is access. Conservation areas, narrow streets and places with parking restrictions need a bit of planning. Flag anything like that in the booking notes and the driver accounts for it.
